We'll refine the project brief thoroughly to ensure all necessary details are addressed and in place prior to advancing to stage 3 of the design process. This entails verifying that the requirements outlined in the brief align with the site's specifications. We will obtain client approval on the finalised brief before proceeding further.

Incorporate 3D-modelling to generate a preferred design option. Develop proposals to a level of detail suitable for submission in a planning application and engage with the planning authority throughout the process. Collaborate with the quantity surveyor to furnish an approximate budget cost plan/estimate.

Conduct comprehensive design studies and integrate engineering input in a coordinated manner. Thoroughly test and align the design with an updated cost plan. Complete the outline specification. Review the design to ensure compliance with building regulations. Prepare and submit the application accordingly.

All design information is required at this stage. We'll facilitate the preparation and coordination of build information while integrating any specialised subcontractor elements seamlessly, as well as oversee the preparation and coordination of the build contract. We will also manage the tender process diligently and liaise with builders to negotiate and finalise a mutually agreed contract price.

We will provide comprehensive project management oversight throughout the construction phase, ensuring adherence to schedules, budgetary constraints, and quality standards. We'll also manage all aspects of the contract, including quality inspections, payment schedules, dispute resolution, and facilitating effective communication with contractors. Supervision of site activities through delivery of project management services at this stage ensures seamless execution of the project.

Following the conclusion of the building contract, we commence our aftercare services. This includes conducting thorough inspections to identify any defects and liaise with contractors for a resolution if required. We prioritise ensuring our clients' satisfaction and the smooth transition into their completed space.

Overall percentage fee of the final construction cost with a capped maximum fee provided at the outset:

Stage 1 - Free.
Stage 2 & 3 - 40%.
Stage 4 - 75%.
Stage 5 - 90%.
Stage 6 - 95%.
Stage 7 - 100%.

PLEASE NOTE: Overall fees up to the end of stage 5 are based on budget cost plans and estimates provided by a quantity surveyor (for additional fees). The above fees to LINE Architects are inclusive of VAT, but exclude all fees payable to other consultants that may be required other than LINE Architects. This typically may include planning consultants, quantity surveyors, mechanical electrical engineers, structural/civil engineers, sustainability consultants. The above fees include advising on your obligations and requirements under construction design and management regulations relating to health and safety. The above fees also exclude all statutory approval fees payable, e.g.: planning fees, building control, and other associated project requirements.
